The owner(s) of property in sole or joint tenancy shall be considered members in good standing by the payment of one annual dues assessment. Payment of dues and special assessments on an owned property shall entitle the owner(s) to one vote. (Constitution: Article II, Section 1)
Upon approval [of application for membership], an applicant becomes a member by the payment of the annual dues assessed the members. (Constitution: Article II, Section 2)
Nonpayment of annual dues and special assessments over one year would also suspend a member. With the approval of the Board, a former member may be reinstated upon payment of following year’s dues. (Constitution: Article II, Section 3)
Upon election to membership, the member(s) shall pay dues voted by the membership at the annual business meeting of the Association. The amount of dues may vary according to the financial needs of the Association in carrying out its purposes (Article I, Section 2). This money shall be used by the Board of Directors to carry on the work of the Association in promoting activities designed to safeguard our common interests and make living in our area an enjoyable experience year after year. (Constitution: Article III, Section 1)
The amount of the annual dues assessment voted by the membership at the last annual meeting of the Association is $100 for each residence in or contiguous to the Olympus-Bellevue Heights subdivisions. Each year's annual dues are for the fiscal year beginning July 1 and ending June 30.
Dues are assessed and payable at the beginning of the fiscal year. Your prompt payment is appreciated as the Board of Directors is anxious to fund its annual budget so the maximum amount of road repairs can be accomplished in the fall of the year. Most of the expenses of the Association are incurred in the fall and early months of the calendar year.
When paid collectively, many expenses can be managed more efficiently and economically than they would be if paid individually by each owner. Road repairs, general area security, snow removal and certain dues and contributions are good examples.
The maintenance of all unpaved roads is the responsibility of the Association. This item represents over 60% of our fiscal budget. General area security and snow removal account for the majority of the balance.
The maintenance of Olympus Lane West, the only paved road in the subdivisions, is the responsibility of the involved residents on that road. These residents must initiate and supervise any work done on this road. The ratio of memberships in good standing between residents and non-residents of Olympus Lane West requires the General Fund to restrict dues receipts for the Olympus Lane West Escrow Fund for each dollar the General Fund spends on the maintenance of unpaved roads.
Olympus Heights, Bellevue Heights, and MacCracken Homestead are relatively small with only about 40 residences. Furthermore, our Association is unincorporated and has no legal authority to assess property owners. Although our annual dues are voluntary, it is important for all owners to support the Association so it can meet its objectives and continue to maintain the quality of life that we all have come to enjoy in our area.
